Cresco Building Service and Design Build

In design-build, the owner contracts with Cresco Building Service to provide both design and construction of the owner’s project. Cresco Building Service will provide architectural design services and monitors costs throughout the design process to ensure the building remains within the owner’s budget. Cresco Building Service will perform the design and construction of the project on a cost-plus-fee agreement, and will guarantee the maximum price for the construction.

Under the cost-plus-fee agreement, Cresco Building Service works to save costs during construction. The savings accrue to the owner, who pays only the actual cost of construction, plus the agreed upon fee. Owners find the method attractive because it offers a single source of responsibility for the entire building process. In addition, the method shortens delivery time and provides a higher level of financial predictability, earlier in the design process.

Design-build allows better control of quality. Under a typical negotiated design-build contract, Cresco Building Service will be selective about the subcontractors CBS uses. CBS can, with the owner's participation, choose the subcontractors CBS knows will deliver the level of quality desired

A great benefit of design-build is shorter overall design/construction time, which gives the owner beneficial occupancy sooner. This is accomplished in several ways. First, because design and construction are integrated, construction drawings and specifications are less complex, and therefore produced more rapidly. Bidding time also is saved. If necessary to meet client deadlines, design-build lends itself readily to fast tracking, where construction actually begins before the architect's work is completed.
